Acreage is situated 1/2 in Chunox town limits, & half outside town boundaries. Culinary water could be imported from Chunox water line. The road to the river is a Government road, and Electricity is expected to expand down the road, as the village expands. Closest neighbor is 1/2 mile away, roughly.
The river connects Progresso Lagoon with Laguna Seca, with 7 miles between them. Property is about 2 blocks from Laguna Seca, which empties into the Bay of Chetumal, and Caribbean Sea. A unique feature of the river is that it flows BOTH ways, according to the tide.
The 9.4 acres is divided roughly into thirds. Three acres are in a park like atmosphere, with tiff lawn (like putting green grass) nearest the water. Bermuda grass thrives further back from the water. There are mature Bullet trees dotting the rest of the climax ecosystem, with trails & open areas around some of them. The East boundary is an overgrown government road that was driveable 20 years ago. It is a tunnel through the vegetation these days. Same for south boundary.
A recent cleanup left a few burned patches, but the tiff lawn is already coming back up. An abandoned Maya community can be explored from the river going towards Progresso Lagoon, about 2 miles from the property. A lot of the work has been done and property has been kept clean and ready for development.
